DESIGN & CONSTRUCT
Design and construct is most useful when buildability, programme and procurement are allowed to shape decisions before they become site constraints.
DESIGN & CONSTRUCT
A strong D&C process does not reduce design ambition. It gives the design team earlier visibility of cost, services, long-lead procurement, staging and buildability so decisions are made with the whole project in view.
O'Neill's can coordinate consultants, design development, approvals, procurement and construction through a single delivery structure, with clear records of decisions and responsibilities.
WHAT WE CONTROL
Confirm scope, site constraints, existing information, client priorities and the decisions required to progress.
Bring architecture, services, specialist consultants and construction input into a coordinated design programme.
Test details, access, sequencing, maintenance, services interfaces and trade methodology before construction.
Align design development with package strategy, market testing and long-lead requirements.
Coordinate the information needed for approvals, construction and subcontractor procurement.
Carry design decisions through site coordination, QA, commissioning, as-builts and handover.
DELIVERY
Set performance, aesthetic, programme, budget and operational priorities before design decisions multiply.
Test existing conditions, services, approvals, buildability and procurement while options are still open.
Sequence design information and procurement around the programme rather than waiting for every detail to be complete.
Keep design intent visible through submittals, samples, RFIs, site reviews, QA and close-out.
PROJECT EVIDENCE

1,360 m² full-building upgrade integrating design development, structural work, services, amenities and workplace fitout through a fast-track D&C programme.

How early coordination protects design quality, programme and cost.
CLIENT QUESTIONS
It can reduce the gap between design intent and delivery by bringing construction, procurement and programme knowledge into the design process earlier.
The contractual structure varies. Good D&C still requires a clear client brief, strong design leadership and transparent decision-making; the advantage is that design and delivery are coordinated within one project pathway.
It is particularly useful when programme, existing conditions, services complexity, staging or procurement risk need to be resolved alongside design development. Early feasibility and contractor involvement can help test those issues before the delivery model is locked in.
